One inspection visit against the published National Home Register, scheduled around your listing prep. Seller signs a pay-at-closing agreement — nothing upfront.

Seal and QR on the yard sign, certificate PDF attached to the MLS listing, verify link in Broker Remarks — MIAMI MLS bars URLs from public remarks and photos, so we built for the rules as written. You market a home with no surprises left in it.
