The short version is the real version

What a projection is. The wizard's projected tier reflects what you told us, applied to the published Standard. It is not an inspection, not a certification, and not a promise of one.

What a report is. The NHR Report compiles public records as of its date. Records can be incomplete or lag the county. It is not an inspection, an appraisal, a title search, or an opinion on title.

What a certification is. A licensed inspector's findings against the published Standard on one date, with a tier reflecting estimated remaining service life. It expires 180 days after inspection. It is not a substitute for a buyer's own inspection, and it is not a warranty of the property — the transferring warranty covers what its own policy says.

Who does the work. Inspections are performed by licensed independent inspectors; repairs by licensed independent contractors who contract directly with you. NHR publishes the standard, the certificate, and the records — it is not a brokerage, does not list homes, and is not a party to your sale.

Fees. Certification fees are stated before you book and collected at closing. Estimates from the price book are estimates; only a contractor's written quote is a price.
